Building restoration, structural repair and refurbishment

Six repair routes. Each one is scoped after the building has been assessed, because the same visible damage can have several underlying causes.

Six repair routes, one assessment-first approach

Damage is rarely only what it looks like on the surface. We identify the cause before scoping the repair, then price that scope. Nothing below is quoted before the building has been looked at.

Wall & ceiling repair

01

Wall & ceiling repair

Damaged plasterboard, cracks, sagging and water-marked ceilings rebuilt and finished back to a sound surface.

We open up the affected area, remove anything that has failed, and rebuild the substrate before any finish goes back on. Ceilings are checked for the moisture that caused the staining in the first place.

  • Cut back failed plaster and board
  • Re-board, bond and skim
  • Finish ready to decorate

External surface restoration

02

External surface restoration

Render, brick and stone facing restored so the outside of the building sheds water again.

External surfaces are repaired or renewed where they have cracked, blown or become porous. The aim is a wall that sheds water rather than absorbing it, which is what stops the same damp returning inside.

  • Hack off blown render
  • Repair and re-render
  • Weatherproof the finished face

Water-related damage

03

Water-related damage

Diagnosis and treatment of damp, staining and damage caused by leaking roofs, drainage or failed waterproofing.

Water damage is treated at the point it enters, not only where the stain appears. Roof coverings, flashings, drainage and waterproofing are checked before internal repairs are closed up.

  • Trace the source of the water
  • Repair the entry point
  • Dry out and reinstate

Crack repair & masonry

04

Crack repair & masonry

Masonry cracks stitched and repointed, defective mortar replaced, brick and stone faces made whole again.

Cracks are assessed for movement before they are filled. Where a crack is still moving, repairing the crack alone will not hold, so the cause is dealt with first and the masonry is then stitched and repointed.

  • Assess movement and cause
  • Stitch and repoint masonry
  • Replace failed units

Waterproofing & tanking

05

Waterproofing & tanking

Tanking and waterproofing to basements, balconies, parapets and roofs, specified per project after assessment.

Waterproofing is specified to suit the structure and how it is used. Systems are only proposed once the water table, drainage and the condition of the substrate are understood.

  • Survey the structure
  • Specify the system
  • Install and test

Ageing building refurbishment

06

Ageing building refurbishment

Older buildings brought back into usable condition through planned repair, finish and handover works.

Older buildings are repaired in a sequence that respects the structure. Works are planned around the parts that are sound, so the building stays usable and the repairs do not create new problems elsewhere.

  • Plan the repair sequence
  • Repair structure and fabric
  • Finish and hand over
